REALTORS® have spent millions of dollars to develop Multiple Listing Services (MLS), and other real estate technologies that make transactions more efficient and encourage cooperation across the industry. Today, there are more than 800 MLSs, and 90% of homes are sold through them. MLS benefits sellers as it increases the exposure of their property through listing syndication and incentives buyer agents with formal compensation.
Yes, you must offer some form of buyer agency compensation to post your listing on MLS. The vast majority of home sales involve real estate agents and it is critically important to incentivize buyer agents. We recommend offering a gross compensation of 2.5% to buyer agencies; however, in certain areas 3% is the norm.
Absolutely! Your ability to schedule open houses directly in our portal is a massive time saver and provides you exposure you otherwise wouldn’t receive. We highly recommend hosting open houses each weekend until you accept an offer.
We highly recommend engaging with a closing attorney early on in your selling endeavor. When the closing occurs, the buyer agency is paid from the proceeds of the sale.

There are no additional fees or upcharges associated with our plans. Although it does take time, we do not charge for listing change requests, open house updates, or photo swaps.
MLSs have very clear rules around Entry Only listings that we must follow. Your contact information is placed in the “Firm Remarks” section of MLS and will syndicate in different ways to different downstream sites such as Zillow, Realtor.com, Trulia, Apartments.com, and hundreds of local and national brokerage chains such as ReMax, Compass, etc. This is all accomplished through IDX feeds and web APIs.
Professional buyer agents will have access to your contact information via MLS. Direct buyers are redirected to you via our brokerage partners.
